Furness Business Hub Terms and Conditions
By paying your monthly membership you agree to these guidelines.
Effective date 01 January 2025.
This agreement outlines the terms of the relationship between you and Furness Internet Limited Ltd, operating under the name Furness Business Hub (hereafter referred to as “Furness Business Hub,” “we,” or “us”). It governs your membership in the Furness Business Hub community and your use of our coworking spaces located at 84 Dalton Road, Barrow-in-Furness, LA14 1JH.
POLICIES
This agreement takes effect from the date you join Furness Business Hub by accepting these terms and making your first membership payment, remaining in place until your membership concludes. Our space operates with a self-service approach, which helps us maintain cost-effective pricing for our members. Furness Business Hub goes beyond a standard coworking space—it’s a community, it thrives on collaboration and the active participation of its members. We keep rules to a minimum, but to ensure a smooth and collaborative environment, everyone must respect shared guidelines.
1.Member Guidelines
What you need to know:
1.1 What is included in your package level is detailed on our website and stated on your members account in the Furness Business Hub App.
1.2 Whether you use the coworking space for an hour or the entire day, it will be considered a visit and one of your day passes will be used. Our pricing is designed to be affordable, taking into account that many members may not need to use the space for a full day.
1.3 If you are a Premium Desk Member, you may use the height adjustable desks. If you’re on any other membership plan, please sit in a Hot Desk space and clear your desk at the end of each day. For anybody looking to leave their items overnight, we will have lockers available to rent please ask for further details.
1.4 Please dispose of your waste properly, clean up after yourself, wash any used dishes, and help maintain a tidy and eco-friendly space for everyone by recycling.
2. Polices
2.1 No illegal downloading/streaming or accessing the dark web.
2.2 Payments must be made on time. Invoices are generated on a monthly basis.
2.3 Failure to adhere to our guidelines may result in removal from the space. We maintain the right to deny service at our discretion.
2.4 If something needs repairing or replacing at the space, or you need to know how the coffee machine works, etc, please submit the issue in the community app by raising a ticket or let a member of the Furness Business Hub team know.
2.5 Sorry no pets allowed.
2.6 We take a flexible approach to hosting guests at Furness Business Hub. Short visits of around 30 minutes in communal areas, such as the kitchen bench or stool seating, are included in your
membership. However, if a guest is working alongside you for a longer period, a hub pass must be purchased. We trust our members to follow this policy and book accordingly. If we determine that a
member is not adhering to this rule, we reserve the right to apply the appropriate fees to their account.
2.7 Members may host a maximum of two visitors at a time. For larger groups, a meeting room or event space must be booked.
2.8 CCTV is in operation throughout the building for insurance purposes and to ensure the safety of our members. All recordings are stored securely.
3.Your Responsibilities
What we expect from you: To maintain a smooth-running workspace and keep our pricing affordable, we ask all members to follow these key guidelines while using the space.
3.1 Please treat everything in the space with the same care and respect as you would your own belongings at home. If you damage or lose an item of value, you will be responsible for replacing it.
3.2 If you encounter issues such as plumbing or electrical problems, door access difficulties, flooding, malfunctioning appliances, or supply shortages with toilet paper etc, please submit the issue in the App by raising a ticket or email businesshub@furness.co.uk
3.3 Your Furness Business Hub app login, door access, and internet access are strictly for your use only. Please do not share them with anyone.
3.4 If you experience any internet or WiFi issues, please report them by raising a ticket in the app or notifying a member of the Furness Team. Don’t assume we’re already aware of the problem.
3.5 Ensure your membership fees are paid by the due date for the upcoming month. Failure to pay on time will result in automatic suspension of your access.
3.6 You are responsible for your own equipment and professional liability, as these are not covered by our insurance.
3.7 Always leave the space as you found it—or even better
3.8 Anyone causing damage to the space or disrupting others may be asked to leave. If someone makes you feel uncomfortable, please inform us immediately.
3.9 Use the internet responsibly and ethically—no illegal activities or torrenting. Respect others' privacy, confidentiality, safety, property, and data.
3.10 Always back up your data. We are not responsible for any lost work due to power outages or internet disruptions.
3.11 No drug use is allowed on the premises. Don’t drink to excess whilst at the hub or events and always treat fellow members with respect—offensive language or threatening behaviour will not be
tolerated.
3.12 We do not provide on-site parking. However, there is a short-stay car park directly behind the Hub - Oldham Street Car Park, and free parking is available at St George’s Square Car Park, less than a 10-minute walk away. Whenever possible, we encourage members to use public transport or cycle. A secure bike rack is available at the back of the building, but you are responsible for properly securing your bicycle.
3.13 To use Furness Business Hub as a postal address, members must purchase a post box with their membership. Hub members can accept packages and deliveries on behalf of others, but this is not guaranteed. Please plan accordingly.
3.14 The last person to leave a space is responsible for closing windows, turning off lights, and ensuring all doors are securely shut.
3.15 A Kitchen is available on the first floor. Please keep it clean and tidy, wash your used dishes, and sort your waste into general and recycling bins. Bins are emptied regularly.
3.16 The fridge is cleaned out every week. If you have items you want to keep, please make sure to label them.
3.17 While we work in an open space and understand that it's not always quiet, we ask that you remain considerate of your coworkers. Headphones should be used calls, music or videos. For long, loud, or inappropriate phone calls, please step into a designated area such as the breakout kitchen area, back exit room, or an available private room.
3.18 To use Furness Business Hub as your registered company address, you must purchase a virtual office package along with your membership. We regularly verify registered companies through
Companies House to check those that are registered here.
3.19 Familiarise yourself with the emergency exits and procedures in the event of a fire or other emergency.
3.20 No Smoking and Vaping Policy: Furness Business Hub is a no-smoking and no-vaping zone. Smoking and vaping are only permitted offsite.
3.21 For safety reasons, charging batteries for electric scooters and bikes on the premises is strictly prohibited.
4.Payments and Cancellations
4.1 Membership fees, products and services are excluding vat and subject to 20% VAT.
4.2 In exchange for your membership fee, we provide access to the space and the community. Please ensure your payment details are kept up to date.
4.3 Your access to the space is based on your membership level. We do not offer refunds or pro-rata discounts.
4.4 All memberships require a minimum initial term of 6 months unless otherwise stated. Cancellation or changes to these memberships can only be made after this term has been completed.
4.5 If you wish to cancel your membership, please provide one month's notice by emailing businesshub@furness.co.uk
4.6 We reserve the right to cancel your membership at any time if you violate any terms of this agreement.
4.7 Memberships are strictly personal and cannot be transferred. If you plan to bring a guest for a day, a week, or an extended stay, please notify us ahead of time so we can accommodate your request.
4.8 If you cancel a booked desk or room before 24 hours of the booking, we will add credit back to your account to book another date. Any cancellations within 24 hours of the booking will be considered used, and no refunds, rescheduling, or credits will be issued.
5.Legal
5.1 Your membership grants you access to the space under a license, which does not provide exclusive rights to any specific area. You are responsible for determining if the space meets your requirements, as we do not guarantee its suitability for your intended use.
5.2 Occasionally, unforeseen events beyond our control may occur, such as strikes, lockouts, accidents, war, fire, power outages, internet disruptions, or delays and failures by third parties in
manufacturing, production, or supply of equipment or services. These force majeure events may hinder our ability to provide access to the space or deliver services fully and may also affect your ability to fulfil your obligations under this agreement. In such instances, both parties agree that neither will be held liable for any delays or failures in performing their obligations, including any loss of data.
5.3 You acknowledge that you are not an employee of Furness Business Hub. You are responsible for adhering to all applicable laws, taxes, rules, and regulations related to your work.
5.4 Furness Business Hub is a collaborative workspace where you might work near individuals or organisations that compete with your business. It is your responsibility to comply with any proximity
and confidentiality obligations related to such competitors and other members. Given the shared nature of the space, sensitive information may occasionally be overheard, and you agree to respect the privacy and confidentiality of other members in these situations.
5.5 We maintain a public liability insurance policy for the space and have our own contents insurance. However, our contents insurance does not cover your property or that of your guests. You should
arrange your own insurance to ensure your property, and any liabilities are covered. We do not accept responsibility for any loss or damage to your property left unattended or unsecured in the space.
5.6 We reserve the right to amend the terms of this agreement at any time. Should we decide to make changes, we will provide you with reasonable notice.
5.7 Virtual office services are subject to the general terms and conditions outlined in this document. Specific terms and conditions will be provided upon sign-up.
5.8 If you have paid to register your address at Furness Business Hub, you must provide all company trading names and individual names under which mail will be received. Furness Business Hub is not responsible for mail addressed to unregistered names, and such mail will be returned to the sender.
5.9 At Furness Business Hub, we take customer information seriously. We safeguard your data using GDPR-compliant systems and strive to encrypt and password-protect all information in accordance with legislation. If you wish to view any data we hold about you, we are happy to share it. We do not share customer information with any third party without explicit authorisation from the individual.
5.10 You are responsible for keeping your customer data safe. Since you will be working in an open space, it is your responsibility to secure your laptop, personal information, and paperwork accordingly.
5.11 Membership of Furness Business Hub is reserved for businesses we believe are best suited to our community. We reserve the right to review and adjust the membership criteria based on demand
